This property will not accommodate hen, stag or similar parties. A damage deposit of GBP 600 is required. The host charges this 14 days before arrival. This will be collected by bank transfer. You should be reimbursed within 14 days of check-out. Your deposit will be refunded in full via bank transfer, subject to an inspection of the property. 1. Any costs mentioned above will be deducted from the damage deposit. invoices of repair or extra cleaning can be provided to show the exact amount charged. 2. Upon checkout, guests must turn off all lights, close all taps, and turn off the heating. Failure to do this will incur £30 due to wastage of energy and water. A checkout video will be shown with instructions. 3. No parties or events - the host has the ability to deny stay and the guests will be forced out and the reservation will be cancelled on behalf of the guest. To prevent this, if in the event the noise reaches above or on 75 decibels, the host will notify and give a warning to the guests. If after 10 minutes the noise reaches above or on 75 decibels, the host has the right to either evict the guests or charge a £150 fee for disturbances to neighbours, creating noise pollution and breaking the rules. 4. If the host has allowed unregistered guests to enter the property during the day, all unregistered guests must leave by 9pm (noise curfew of the property). If guests remain within the property after 9pm, the host has the right to charge extra guest fees (£100 per person per night). 5. Extra cleaning for furniture and or carpets will incur a cost of £200. This includes spilling food, drinks, vomit, blood and or any biological matter on hard to remove areas that require professional cleaning. 6. Sinks and bathtubs must be emptied when leaving the property to prevent leaks going into the property below. If guests leave sinks / bathtubs with water inside, initial charges are £250 and we will use this to call a plumber to see if there are any issues. If leaks occur, guests will be charged for whatever the cost is to repair the damages, ceiling, decorations, plumbing, etc. 7. 21st December to 7th January rules: - no guests under 28 years old unless the host has authorised this - passports must be provided 2 days after booking has been placed of every guest - £1700 British pound deposit required - no unauthorized guests unless the host gives permission. 8. Upon check-out, dishes and dirty kitchenware must be cleaned; otherwise, there is a fee of up to £200 depending on the cleaning time. 9. Upon check-out, please turn off the heating, all lights, and water taps - failure to do this will incur a £10 fee. 10. Sometimes refurbishments are done to improve the property or replace broken and old furniture. Therefore, some of the furniture in the pictures may be different. As a host, sometimes we have guests that damage furniture, and we have to replace it. The replaced items will be of the same or better quality! By making the booking, you confirm that you are ok with this. 11. You must be above 25 years old to check in, unless the host has agreed for someone younger to check in before the check in date. Please send us a message! 12. Cots are available but require 4 days notice before the check-in date. 13. Damage deposit payments can be done by Bank Transfer ahead of time within 10 days before the check-in date, if reservation is made with less than 10 days, credit or debit card are accepted and an extra charge of 5% is applicable for this payment method. 14. No smoking and vaping on balconies, by the windows or anywhere inside the building. The only place smoking is allowed is outside the front door of the building when the door is closed with more than 6 m away. Any signs of this will result in extra costs of £800. This cost is justified due to disturbances in the community, residences nearby and detoxing / sanitization cleaning. 15. Guest agrees to pay for damages exceeding deposit. 16. Respect the noise curfew - between 10pm and 8am is quiet time. If in the event the noise reaches above or on 70 decibels, the host will notify and give a warning to the guests. If after 10 minutes the noise reaches above or on 70 decibels, the host has the right to either evict the guests or charge a £150 fee for disturbances to neighbours, creating noise pollution and breaking the rules. 17. Respect towels and sheets. Damages to the towels and sheets will incur extra costs. Large towels are £20 and small towels cost £15. 18. Additional cleaning is an extra charge of £50 per hour. 19. No pets. Any pets found in the property will result in costly rigorous desensitising processes. The guests will be liable for these extra costs (£400 due to hiring of special equipment). This is to make sure the next guests won't be at risk of having an allergic reaction. 20. Late check out fee - Guests will incur an extra £70 if they fail to check out on time. If guests stay longer than 1 hour after check out, an extra £150 charge will be incurred. This is because we run a back to back schedule and we will have to spend extra money on finding cleaners who can service the apartment last minute. 21. If the guests are contacted regarding any breaking of rules and fail to reply within 1 hour of the message being sent, a host representative will be asked to visit the property to make contact with the guests. This will incur a charge of £100 call out fee and £40 per hour fee (before 7pm). After 8pm will be £150 call out fee and £50 per hour fee. 22. No un-registered guests are allowed in the property without the host's consent (please send a message before arrival). If you booked for 2 people, only 2 will be allowed into the apartment at all times. Any unauthorised guests entering the property will be fined a penalty of £150 per guest immediately. Unauthorised guests will have to leave the property immediately and if failed to do so, a team member will be in contact and possible visit the property (which incurs call out fees already outlined in this list of rules). This is to protect the property as the property value is worth over £1 million pounds. 23. Remove shoes when inside the home. Any signs of shoes being worn will result in extra sanitisation cleaning of £200. If shoes are worn in the house, we will have to detox the sofa and beds to make sure hygiene standards are kept high. 24.Guests must provide passport pictures to the host after booking. Failure to provide ID documents within 3 days of the booking can result in the apartment not being available for the date you requested. The host will have the right to cancel if he chooses. For last minute reservations (within 5 days ahead of time), ID documents need to be submitted within 24 hours of the booking. The host will have the right to cancel if after the deadline he chooses. 25. If you require early / late check-in or baggage drop off, we might be able to accommodate this. Please message with what you need and we will try our best. Early check in prices 12 noon check in - £150 1pm - £70 2pm - 3pm - £50 4pm - free Baggage drop off is £10 per bag 7pm to 10pm check in will be a charge of £100 After 10pm check in is a charge of £150 26. Lost keys will incur a replacement fee of £300. Depending on the location and our schedules, an emergency call out charge of £80 may be added to your bill if someone from our team has to come out to give you a replacement key. 27. No changing of locks or tampering with the doorbell. If tampered with, extra cost of £150 will be added to your bill due to the call out fee of a property management professional/electrician to reinstall the doorbell. 28. No illegal substances are allowed. This includes weed and class A, B, C drugs. Extra cleaning costs of £800 will be chargeable due to careful handling of the substance and for it to correctly disposed of. 29. A minimum of 2 contact numbers is needed just in case the host needs to contact the guests. The host has the right to cancel the reservation if guests fail to do this within 5 days after booking. 30. No eating or drinking in the bedrooms. Any signs of this will result in extra sanitisation cleaning. This will incur extra costs of £200 due to time to clean, removal of stains, shampooing and conditioning the mattress with special equipment. Empty bottles of drinks, cans, takeaway boxes, food wrappers are examples of proof showing food/drink consumption took place in the bedroom. 31. Furniture must not be rearranged - £50 fee will be added for the time it takes to put back the furniture into its original place. Any stains on the furniture will incur fees of up to £1000 depending on severity. An invoice will be provided by a third party cleaning company. 32. Please clean your dishes - extra cleaning fees will occur if dishes are left unclear. up to £70 depending on the time spent by the cleaner. 33 - For security deposit via Payment Link, account holder must match reservation name. If not possible, provide formal letter confirming alternate payer for guest's security deposit After booking, guests must provide the host with a list of all their passport photos and cell phone numbers. Check-in information will only be sent after this message is received. If the booking is for three adults, three telephone numbers and three passports are required. A late check-out fee of £70 will be charged to guests who do not depart by the scheduled time. For every hour past check-out, an additional £150 will be charged. Late check-ins will incur extra charges. There is a £100 fee for check-ins between 7 p.m. and 10 p.m., and a £150 fee for check-ins after 10 p.m.
