Guests are required to show a photo identification and credit card upon check-in. Please note that all Special Requests are subject to availability and additional charges may apply. Payment before arrival via bank transfer is required. The property will contact you after you book to provide instructions. Guests will receive a rental agreement which must be signed and returned to the property prior to arrival. If guests do not receive the agreement on time, they should contact the property management company at the number on the booking confirmation. Guests under the age of 18 can only check in with a parent or official guardian. A damage deposit of GBP 500 is required. The host charges this 7 days before arrival. This will be collected by credit card. You should be reimbursed within 7 days of check-out. Your deposit will be refunded in full via credit card, subject to an inspection of the property. House Rules 1. All guests must submit a valid government-issued ID during our check-in process to verify their identity. We require copy of passport or a driving license. We do not accept provisional driving license. 2. An online check-in form will be sent 5-7 days before arrival date, the form will need to be completed, providing information on all guests staying at the property. We do not accept multiple forms, information on all adult guests and upload of Government ID's much be submitted using one online check in form (Very Important). For us to complete your booking, please submit the online check in information upon receipt of the form. 3. Please read our cancellation policy under the cancellation section. 4. For Stays of less than 7 nights, parking is allocated at the building's front forecourt. Strictly one free parking is available per booking. No other vehicles are authorised to park on the premisses. Any additional unauthorised cars parked will be charged £20 flat fee regardless of the duration it is parked. Any request for additional parking must be received in advance of arrival date. We charge £15 per 24 hours for additional vehicle parking. Parking charges will be allocated to the booking and payable before check out. When parking on the front forecourt, please ensure you park in a way as not to restrict other cars. NOTE: Parking is not allowed for any commercial and extra large vehicles in the front courtyard. If you need to park a commercial vehicle, please reach out to us to arrange alternative parking arrangements. 5. We operate a no shoes policy in carpeted areas of the property. Should shoes be worn on carpets which leads to carpets getting stained, professional cleaning cost will be charged to the guest. If stains cannot be removed, cost of replacements will be charged to the guest. Please ensure all guests are aware of this strict policy. Note, the carpets in this property have been newly replaced. 6. Guests are not permitted to rearrange furniture, should there by a requirement to rearrange furniture, this has to be arranged through Perfectly Nested (Host Company). 7. Booking a reservation constitutes an agreement to comply with the House Rules. Guests who violate these rules are liable to pay a minimum fine of £250 and cost of associated damages and any other expenses. 8. No additional guests are allowed to stay in the apartment without prior advance notice and providing photo ID. If found £50 Per Person Per Night will need to be paid by the guest. 9. Strictly no parties or gatherings allowed. Smoking, parties, and excessive noise are not allowed (quiet time is between 9PM and 8AM), including on balconies and in shared spaces. These violations are subject to immediate eviction, no refund and £250 minimum fine, plus associated cost to clean, deodorize, and repair any damage that may be caused. In the event of a party or gathering, we reserve the right to charge £100 per hour after the £250 minimum fine to cover administrative cost of managing the situation, disbursing of crowds, gathering and processing evidence, communications with neighbours, online travel agency platform, liaising with law enforcement and other authorities. 10. No smoking or drugs permitted, penalty of £150, these violations are subject to immediate eviction, no refund. 11. Early check-in - Serviced apartments operate slightly differently to hotels. We would like to manage expectations of our guests; our standard check in time is 3pm, this is due to the fact guests are checking into specific apartments as per the individual listing, we may have guests checking out on the same day at 10am. We will need to arrange cleaning and turnover of the property before your check in. It takes a few hours to get the property ready, there are additional steps we are required to follow to meet Covid restriction measures. Due to this, it may not be possible to confirm earlier check in at the stage of your booking. We can however record requests and if we do not have guests checking out on the date of your check in, we will be pleased to arrange an earlier check in and confirm timings. Subject to availability, check in 1 hour earlier than the standard check in time is complimentary. Check in earlier then 1 hour are subject to a fee of £25 per hour, this is to cover the cost charged by our housekeeping company to increase resource to get the apartment ready earlier than the standard check in time. Please raise earlier check in request at the point of your booking. Where your booking is close to your check in date we require minimum 24/72 hours' notice to check availability. 12. Late check out is subject to availability. It is only possible for us to offer late check out, if we do not have a check in on the same day as your check out. This is due to the fact it takes several hours for the apartment to be ready for the next guest check in. This apartment is in very high demand and we generally have check-in booked on the same day as check out. Should you require late check out, please request this on the day of your check in and we will record your request and advise you of availability, if available we will notify our housekeeping company of the late check out as they automatically start the turnover at 10:00am of departure. Without notification, the housekeeping company charge £30 per hour for late check out, it is therefore very important to get confirmation in writing from us of any late check out request. Subject to availability, check out 30 minutes later than the standard check out time is complimentary. Check out later than 30 minutes are subject to a charge of £30 per hour, this is to cover the cost charged by our housekeeping company to increase resource to get the apartment ready for the standard check in time of 3:00pm. 13. Guests who stay beyond their designated checkout time without written approval and/or delay our housekeeping staff will be charged the minimum fine of £250 plus any night/nights affected, plus cleaner reschedule and or cancellation charge. 14. It is a quiet & safe neighbourhood, No noise between 9pm - 8am. 15. Guest are responsible for disposing of the rubbish at the end of their stay into black bags and to leave them in the rubbish disposal area at the front of the building, more details can be found in the property guidelines. If the rubbish is left behind from your stay you will incur a fine ranging £50 - £200 depending on the amount of rubbish left behind. 16. Please keep property tidy and clean up any kitchenware that is used during your stay before check out 17. If booked for 1 guest, only 1 bedroom will be prepared and available for use 18. Housekeeping service during the stay is possible for extra fee of £100 19. For bookings longer than 14 days there is an additional 50% of the cleaning fee. You can schedule a mid-stay clean (this cost is the same as the standard cleaning fee). This also applies to alterations or extensions. Mid-stay cleans include fresh linen, towel change, and replenishment of complementary consumables such as toiletries, etc. If you require additional cleaning, please let us know. Standard cleaning fee charges will apply. 20. All additional services i.e. mid-stay clean, early check-in, etc must be paid at the time of booking or prior to the check-in date. All payments must be processed through our offline payment method i.e. credit card or payment link. 21. We will need to take a security/damage deposit of £500 for 1 bedroom apartment and £750 for a 2 bedroom flat. The deposit will be taken on a credit or debit card, alternatively a payment link will be sent. Subject to there being no damage this will be returned within 7 days of your check out date. 22. Please note scented candles in the property are for decoration purposes only. Should guests use the scented candles, there will be a charge of £20 for each candle used. We do not like to Apply charges so please ensure all guests are aware there charges will apply for use of any scented candles. 23. Please note, only amenities stated in the listing as available are included, we may have additional amenities within the property which may not be in use at the time of your stay, due to regular servicing, maintenance and replacements when required. Where this is the case we provide details in our listing under amenities included or not in use.
